Property Condition.

Property condition includes the following elements:

  • Building Defects
  • Maintenance Issues
  • Non-compliant cladding
  • Water Ingress

Scale:

  • Good Condition
    • no major issues and is well maintained
  • Fair Condition
    • no major defects or major repairs & maintenance issues
    • minor repairs & maintenance work is required
  • Poor Condition
    • major property defects that need to be resolved
    • major repair/replacement works
    • combustible cladding
    • water ingress into apartments

Maintenance Issues may include:

  • Concrete cancer
  • Roof replacement
  • Lift upgrades/replacements
  • Plumbing and/or Hot Water replacements
  • Other major infrastructure upgrades

Financial Position

  • Good Position
    • there are sufficient funds in reserve to pay OC outgoings by the due date
    • the Owners Corporation is putting appropriate funds aside to meet the cost of long-term maintenance requirements
  • Fair Position
    • the OC has funds in reserve however is not properly levying fees to meet the cost of long-term maintenance requirements
  • Poor Position
    • the OC has insufficient or a low amount of funds in reserve
    • should there be a situation where major works are required a loan or special levy would be needed

Committee & Community Alignment.

  • Unified
    • All committee/OC members conduct themselves in a professional manner by displaying courtesy and respect to each other
    • Disagreements are respectful
    • it is rare that an occupier behaves in a way that is a nuisance to other occupiers
  • Occasionally Disagree
    • Committee/OC members generally conduct themselves professionally
    • Disagreements can occasionally be heated and/or disrespectful
    • there are one or two occupiers that every now and then behave in a way that is a minor nuisance to other occupiers
  • Constant Disagreement
    • Committee/OC members are not aligned
    • Disagreements commonly end up heated and/or disrespectful
    • there are several occupiers that regularly behave in a way that is a major nuisance to other occupiers
