As Owners know, the common area gardens, car park and hallways have been utilised to house bikes over the years. Thorough research and investigation have been completed by the Owners Corporation to identify a communal solution to this hazard.

It is proposed to convert the common area to the north of the Powlett Street Building into a communal bike storage area. Please refer to the preamble for more information.

The proposed location requires a special resolution to be passed by Owners in accordance with Section 52 of the Owners Corporation Act 2006 – Significant Alteration to Common Property. We note a Special Resolution requires 75% of the total lot entitlement to vote in favour of the resolution pursuant to Section 96 of the Owners Corporations Act 2006.

Proposed Special Resolution:

“In accordance with Section 52 of the Owners Corporation Act 2006, the Owners Corporation resolves to convert the common area north of Powlett Street into a dedicated bicycle storage facility.”
