Holme Apartments Special Resolution Ballot – Cold Water Recovery:

Currently the Owner’s Corporation pays approximately $14,000 per year for the cold water that supplies the Centralised Gas Hot Water plant for the building.

The Owners Corporation is recommending a change so that this cold water cost is recovered on a user pays basis.  Origin Energy can bill for the water used by each lot for their hot water not just the gas used to heat the water which is the current arrangement. (NB: Origin’s Hot Water meters measure water usage for each individual apartment)

This billing change will only occur if the OC has a vote of all lot owners using the Special Resolution Process. This change release approximately $14,000 per year to the Owner’s Corporation budget to offset other building expenses.

The proposed change means that if you are an owner-occupier you will only be charged for the water you use.  If your unit is rented out, your tenants will be charged for the water they use.  If approved, these charges will appear on the Origin Hot Water Bill.

You need to VOTE, as the Owners Corporation Act has a very high participation threshold for any special resolution to pass. Note 1.  If the number of owners required to meet the threshold is not achieved the special resolution cannot pass.

MOTION 1 – Special Resolution

Cold Water Cost Recovery

  1. That the Owners Corporation 807654C changes the method of recovering the cost of water used to create hot water for each lot from an apportionment method based on lot liability to a user pays method based on metered usage for each apartment.
  2. That the Owners Corporation 807654C authorises Origin (or any subsequent supplier of these services) to provide billing services to assist the Owners Corporation to recover the cost of cold water that residents use through the hot water services, by apportioning that cost to each resident on a user-pays metered usage basis.
If you have a separately titled carpark, also include that.
